The Global Real Estate CMMS Analyst is a crucial part of the Asset Management organization in the Cigna domestic Real Estate portfolio. The CMMS Analyst supports to collects, manages, and analyzes work order data for use in decision making and organizational efficiency improvement initiatives. The role must meet business objectives in a high profile, rapidly evolving, and sometimes ambiguous and competitive environment.
Responsible for running implementation and migration project plans
Responsible for setup, automation, and optimization of reports utilized for trending and operational KPI
Works closely with internal end users within the FM to ensure proper data entry and procedures are carried out to ensure data integrity lookup of history and trends
Ensures standardization and data integrity including naming conventions, equipment attributes, equipment types, and PM schedules
Ensures technician punch lists match critical equipment maintenance protocol requirements
Provides staff communications about Customer Service Portal and Call Center processes and changes
Supports CMMS system updates and integrations
Develops user reports for FM technicians, Asset Management and Decision Support teams
Manages user accounts for Enterprise system, mobile tech app, customer app, and customer web portal
Develops a process to update buildings and assets at project turnover
Create/Add/Modify/Remove location, asset, failure code, preventive maintenance, job plan, company, craft, labor, person, and inventory records in Corrigo
Prepares large complex spreadsheets for loading into Corrigo
Serves as the on-account Corrigo Subject Matter Expert
Provides phone/web support to Corrigo field users
Configure, manage, deploy and support mobile applications for technicians
Provides minimal technical desktop troubleshooting of web browsers, Java and other applications
Troubleshoot preventive maintenance records and assist sites in achieving desired maintenance frequencies
Provides application training via group, web or on-site
Provides administrative support relating to system access/termination to Corrigo
Maintains all CMMS team mailboxes
Update/Configure Corrigo Project files
Qualifications, Key Competencies and Attributes
5+ years in Facilities for a large real estate portfolio
Excellent written and oral communication skills, and the ability to interact credibly and persuasively with senior members of Cigna’s management
Excellent project management skills; ability to plan and manage large and complex projects
Financial analytical skills and insight
Keen insights to outsourced Facilities management model
Structured problem solving and decision making skills
Excellent sourcing strategy and negotiation skills
